What are the qualifications - income, credit history checks, criminal history, rental history, etc.

​To qualify for leasing, applicants must have a monthly income of at least 2 times the rent amount and pass both a credit and background check.

Do I have to pay first & last month's rent?

​No

Is there a late fee for overdue payments? Is there a grace period?

​ A grace period is provided through the 3rd at midnight. Payments made after that will incur a $100 late fee.

Is renter's insurance required?

​Not required, renters insurance is built into your lease

What utilities are NOT included in the rent?

​No utilities included 

What costs are not included in the rent?

​Utilities, parking, add-ons (such as storage, bike storage, pet rent, etc.)

What is the average cost for utilities each month?

​Utlity cost is based on number of occupants and utility usage. 

Are corporate rentals available?

​Yes

What happens if I need to move out before my lease expires?

​Lease buyout fee 

What leasing options are available?

​Current leasing options are 8-13 months, shorter lease options can be discussed.

Can I apply online?

​Yes, you can apply online or in person at the leasing office.

When is rent due and how can I make my rent payment?

​Rent is due on the 1st of each month and can be paid via the resident portal, money order, cashiers check, or personal check.

What are the hours for the fitness center?

​8am-10pm

What are the hours of your Leasing Center?

​Monday-Friday, 9am-5pm

Do apartments have dishwashers?

​Yes

Does the apartment come with a microwave?

​Yes

Are stoves gas or electric?

​Electric / 5th Floor has gas stove ranges

Do kitchen sinks have a garbage disposal?

​Yes

Is there a bathtub or just a shower? Are they together or separate?

​Varies based on floorplan 

Do you have cable?

​Cable is not included. Cable can opt in for their own service through their cable provider. 

Does this community have a pest control service?

​The Boardwalk has an ongoing contract with a pest control company. Requests can be made for further service.

Are BBQ grills available year round?

​Yes, the grills are available year round both in the courtyard and 6th Floor Amenity Rooftop. 

Are there restrictions for what can be put on balconies or patios?

​Only patio related furniture, outdoor plants, and outdoor seating are allowed on patios and balconies. 

What property amenities are included?

​Outdoor plaza with restaurants & retail, pickleball court, outdoor bbq's, firepits, media room, game room, robust fitness center, outdoor fitness deck, 6th Floor Amenity Deck, hot tubs, business center.

How do I reserve community amenities?

​Community amenities can be reserved via the resident portal or by request and approval through the leasing office.

Do you have free internet/WiFi? (Where is it available?)

​Wi-Fi is built into the smart-home package and can be upgraded by request at resident's expense.

Do you allow pets? What is the pet policy?

​We do allow pets - dogs and cats only. Limit of 2 per household. Breed restrictions apply.

What is the policy for snow removal?

​We have a snow removal contract during the winter months. Onsite maintenance is responsible for community paths. 

What is the procedure for moving out?

​Option upon request for a moveout inspection, key return and further instruction are provided by leasing team in advance.

What is the parking situation?

​There are three parking options for residents; Surface lot parking, courtyard parking, and underground podium parking.
